Below is a drawing done by the last survey company to measure this lot.

The PLATTED STREET borders the old cemetery now owned by Deadwood.

There has been an "easement" placed for the new Spring Creek Road, (recently improved, but not paved yet).

The pavement now ends at the edge of the parking lot, where you see the words "EXISTING ROAD"...

The original measurements of about 200 by 300 feet shows 60,475 sq. ft. not counting gain for elevation... (The total useable land for solar gain is closer to 75,000... counting each cubic foot going up the hillside). Only about 3 solar homes will actually fit correctly on this land, to be totally feasible! (One must allow for roadways).

There was also part of the land taken away at the top, for the original street bordering the old cemetery.

Next is an original map, copied from the Courthouse records from 1898... (with some colored out roadways).

Areas in red are the borders of all roads still there. (Dotted in areas are in bad shape, a walking path at best).

The blue area was a fishing/skating pond until the dam to the East wash out sometime after the depression!

The Historic preservation laws will allow the pond to be returned to original improvement, during the gold rush.

I have no money to do this, (and that old city dump should be investigated as well), any offers will be considered!

The yellow areas below the roadway were used for a city dump until the house was built on lot E before 1950.

(For the next 50 years... for the most part, only the junk from that house was legally placed in the "Burnam" dump)!

Below is a final map, mislabeling it Probate 433, (done only to show other proposed expanded improvements)?

This is not very accurate for this area, mostly done to show outreach areas on up that new Spring Creek highway.

Although all four corners of the property were shifted to the left about 50 feet, the contours are now more accurate!

The true GPS readings are the most accurate, and they show a bit more fall in both directions from highs to lows...

Most maps and drawings on record show the top, (or Northwest corner), to be at an elevation of 4660... my reading shows closer to 4670 at the top of lot F... about 20 feet below one of the original water storage tanks for the City of Deadwood! (This was before the EPA decided we should not be drinking that wonderful tasting water from those seven springs coming down into town from the Northwest).

This map also shows the level of the creek, as it leaves the property, to be at 4585... my reading is a bit lower! The map shows the level of the creek as it enters the property at 4600... my reading was higher! (Most contour maps say there is about 15 feet of fall on the water within this property, true GPS readings show more like 25 feet). 

If the dam is placed back at the original location, and the pond is not expanded beyond the original stone walls on the north and west sides... the depth of the water will remain at about 2 to 5 feet on the swimming hole side, to almost 15 feet at the dam. (The area just west of the original city dump was a natural-formed rock cliff, with a drop of almost 20 feet to the water and about a 12 foot water depth at that location).

The directly south-facing hillside, (the most valuable asset of this property for solar heated homes), has over 60 feet of usable slope in the portion of land suitable for solar homes. (It also contains several flat locations suitable for homes or buildings on the level areas, both at the top and bottom).

Being an old fashion "Mother Earth News" advocate, and from my experience in the solar home craze of the last energy crisis, I saw great value in the future for this land... That time has now returned. (Wind generation at the top, water generation at the bottom, major solar gain from top to bottom).

We fell in love with this property in the fall of 1983, while cleaning the cemetery above, as a family project... We also buried our first family pet on lot F shortly after. We did not do much improvement after the purchase, other than to improve the roads, trails, and perennial vegetation. (Throughout all high school years many of our winter season cars were parked on this property during the summer). Vandals did a great deal of damage, costing us many thousands to everything place there, mostly due to the remote location and the fact that we were not considered local people! (The property became more valuable, many of the locals were angry with us for not selling to them... A long story, some great video, and much harassment was documented for the next 10 years).

Whatever happens to this piece of land in the future, all of the colorful history will remain documented for the buyer! (But we are still trying to find out who the single guy that originally supplied the ice from the pond to the city municipal buildings, when the first agreement was made on this land... He was only known by a nickname or first name, the information may have been lost in the fires or floods. More investigation is required, but by someone "in" with the local people).

If Deadwood continues to grow like it has the past 20 years, especially in the last few years during the latest boom... this location will become very valuable, regardless what utilities cost in the future! (And the location is perfect for total seclusion).

 When our family purchased this land we had major plans to develop most of it for our children and their families, (three of them have now bought homes in other locations around the community and this land is now of no interest to the others... it must be sold).

Deadwood history and the gambling halls make this area a recession-proof economy! Any investment here will always work...
